Flexible, Fair Pricing

We customize our commission to fit your specific situation. Every real estate transaction is unique, and we have a listing plan to fit any situation. The goal is to find a win-win with every home seller.  

We offer percentage-based or flat-rate pricing. Our percentage-based listing plans range from 1% to 6%, with our most popular listing package priced at 2.5%.

We have a listing plan specifically designed for sale by owners. This option is perfect for sellers who have found a buyer for their home but want guidance from contract to closing.

Our listing plans are affordable, only payable upon home closure, and include professional assistance throughout the transaction.

Marketing Preview

We show home sellers the marketing materials for their homes before they sign a listing contract. They can view marketing images, read advertising copy, preview any other marketing materials, and walk away if they disapprove.

Short-Term Contracts

Our listing contracts are only 30 days, so home sellers are never locked in long-term. If their home is not under contract within 30 days, the seller can sign a new 30-day contract or hire a different real estate agent.

We are proudly located in St. Louis and independently owned. Our clients get the one-on-one attention they deserve. We are flexible and avoid company bureaucracy. We make fast decisions, making for a more simple home-selling experience.

Finding a Buyer

The first goal of selling a home is to find the right buyer. We look at each home as a marketing project and work with the seller to create a custom marketing plan.

Premium Marketing

Marketing homes for sale is our passion. Every home we list receives a complete marketing analysis. We partner with Added Exposure for professional photography/videography and well-written copy. Every marketing piece is custom and designed using the best available software by a Certified Google Digital Marker. We market homes with the MLS, internet websites, social media, mailings, signage, open houses, networking events, and more.

Contract to Closing Guidance

As important as marketing is, sometimes the most challenging part of a real estate transaction occurs after a buyer is under contract. We ensure home sellers know what to expect from contract to closing and guide them through this process. We guide our clients through the inspection, financing, appraisal, and title process.
